HBT have been transforming loft spaces since 2011.

There are many different solutions to a loft conversions and it doesn’t matter what size loft you have you can create an extra space in most instances from a Guest Bedroom, Kids Playroom, Dressing Room to an Office. 

Keep in mind to Choose a design within your lofts proportions and plan your furniture layout to create the best space.

You don’t usually require planning permission to convert a loft as most are classed as permitted development, however we would always recommend checking, and if you are thinking your loft space isn’t big enough please go by the following to give you an idea. 

  • Lofts with a minimum head height of 2.3m are usually seen fit to convert, although obstacles such as chimneys or water tanks, as well as the pitch of the roof will need to be taken into account.
  • If the roof space is less than 2.3m, don’t throw away your dreams of a conversion, as there are options available.

As a loft conversion is a material change you will be required to ahere to Building Regulations.  These cover safety, floor strengthening, Head Height, Staircase, Fire Escapes, Thermal Efficiency, Electrics, Plumbing and Glazing. 

HERE ARE OUR MAIN TYPES OF LOFT CONVERSION HBT CARRY OUT

  1. Rooflight loft conversions
    These require the least amount of structural work to the existing space and are therefore the most cost effective.
  2. Dormer loft conversions
    These are the most popular option as they are the easiest way to add light and an increased amount of roof space with full head height. The roof structure is altered at the sides or rear of the property to add a large flat-roofed box dormer.
  3. Hip-to-gable loft conversions
    These are most commonly found on the side of either an end-terrace or semi-detached property. The hipped (or sloping) side roof is removed and the end wall is then built up straight to form a new verticle gable.
  4. Mansard loft conversions
    These create extra volume. The process involves the replacement of either one or both roof slopes with very steep sloping sides and a flat roof over the top.

Please Note – It is always worth running your designs and ideas through with an architect and checking that the head height is sufficient for what you want to use the space for.
