Costs & Payments
We have detailed your costs in your contract however we reserve the right to either ask for less or more monies each week depending on costs accrued.
Payments are to be made each Friday by 2pm.
If the project does run over due to weather conditions, delayed goods being provided by customer etc then HBT may require further minimum payments to be made before completion to cover costs.
If works are completed before the timescale provided then all balances will be due on completion of the works carried out.
All goods remain the property of HBT until full payment has been received.
Completion means the last day of the project all main contract money will be due on this day and any Extra’s.
HBT will allow a small cost of between £500 & £2,000 depending on size of job for a period of 2 weeks for any snagging and until the Council has supplied the sign off certificate, this will be detailed on your contract.
HBT will give you a start date however this may change by 1 or 2 weeks depending on finishing existing projects. We will always endeavor to start a project on time and will always keep our customer fully informed of our movements leading up to the start date.
A member of HBT will carry out a pre site meeting with the customer to confirm everything before the start date.
Extra’s & Variations
If HBT can carry-out extra works at the time of the project then this can be factored in, however if we have other projects to move onto extra’s may need to be rebooked at a different time.
Extra’s will be charged at material costs plus additional labour, if we are unable to give a fixed quotation extra’s will be charged on a daily rate per Builder ranging from £100 per day to £200 per day depending on skill set.
Our Builders carry extra forms with them and these will require signing once each extra or variation has been agreed.
Fitting furniture such as Bathroom accessories or Kitchen accessories are not part of our quote and would incur an additional cost if required. (Our builders reserve the right to not fit these if they do not have time to do so)
Warranty & Callouts
HBT guarantee our labour work for 6 months and all equipment guarantees for appliances or other electrical items will be as per the manufacturer’s warranty normally at 12 months.
All snagging is to be carried out within 1 week of HBT leaving site and a detailed list emailed to HBT @ [email protected] Once received we will arrange to visit the property and carryout the snagging required.
We do not supply an emergency callout facility but if something is wrong we are happy to send one of our workers round to look at the problem as soon as we can.
However if the problem is not due to the works in which HBT have carried out, then a callout charge will be applicable at our standard rate of £70.00 + VAT which includes the first half hour on site and then £40.00 + VAT per hour thereafter.
HBT Renovations install electric underfloor heating however we do not guarantee it as there are many different factors as to whether it works sufficiently. Some of these factors could be down to what type of tile which has been laid, how much fix is required (due to the levelling of floors) these factors can determine how much heat radiates through the floor.
Integrated blinds in Bifold Doors & Windows
HBT does not guarantee Integrated blinds within bifold doors, although we have supplied and fitted many of these glass panels with the integrated blinds there are only 2 companies in the UK that manufacture. Some of the blinds can be dented upon arrival and although we would get a replacement blind fitted this can sometimes take time. You would have the manufacturer’s warranty but you would need to deal directly with them if any future problems occur once the project has been signed off.
It is the customer responsibility to advise HBT if you want your doors fitted flush or not. A size plan will be provided for windows and doors which is to be signed before they are ordered. Because these are bespoke once ordered if any changes are required the customer will be responsible for any additional costs.
HBT cannot guarantee floor tiling in 1st floor Bathrooms or en-suites due to the wooden floor structures and movement. We will endeavour to re-inforce joists as much as we can to eliminate as much movement as possible but in some instances if plumbing etc is in the way this is not always possible.
Doors & Windows
HBT will provide a drawing of any doors or windows with measurements before ordering. The customer is required to check and sign the drawing to agree it before we will place an order. Once ordered if the customer changes their mind then an additional cost will be required.
HBT Renovations are not a decorating company and we will quote for a builders finish which is normally a plaster finish. However in some instances we are happy to put two scratch coats of white emultion if required. It is the customer’s responsibility to recruit a decorator for a professional finish.
HBT require a snagging list within 1 week of completion and we will arrange a convenient time to return and complete these works. Only works that have been quoted for and completed can form part of a snagging list.
HBT will include in our quotation to re-route any drainage necessary for Kitchens and Bathrooms etc. However this does not include moving Mains supplies as this is specialist and will require your service provider.
Once footings have been dug if mains drainage does need to be moved then it is the customer’s responsibility to arrange this with their provider.
Electrics & Gas
HBT will supply a Part P or Gas Safe Certificate for any works undertaken that require one. This will be provided to the customer upon full and final payment.
HBT will provide standard materials such as 4-6 panel white interior doors and standard Bathroom suites comprising of WC, Vanity Unit, Bath and Shower. If you wish to have anything more eleborate this will be at an additional cost. Alternatively please advise if you wish to supply your own and we can then take this off of the bill. Any changes required after the quotation has been submitted will need to be received by email and a variation document will need to be signed.
HBT will remove all Builders waste from site and will provide a site WC where required.
